Most of our clients move, make or store things — and need buildings that keep up.
Eight sectors.
One way of working.
01
Distribution & warehousing
High-bay logistics, cross-docks and last-mile hubs.
02
Cold storage & food
Freezer warehouses and food plants built around the cold chain.
03
Manufacturing
Clear-span production halls, process plants and test labs.
04
Industrial multi-tenant
Flexible bays for landlords who need to lease fast.
05
Office & workplace
Headquarters, fit-outs and workplace strategy.
06
Retail
Flagships and showrooms where the building does the selling.
07
Technology & research
Labs, prototyping workshops and innovation centres.
08
Adaptive reuse
Old industrial buildings given a second working life.
Most clients hire us for the whole journey. Some need one phase done well — that works too.
Three ways to work with us.
Fees
Fixed per phase and agreed before work starts. Scope changes are priced and approved before we draw them.
01
Full commission
One principal and one team from feasibility to handover. Most of our clients work with us this way.
Best for
New buildings and major expansions
02
Single phase
Feasibility, design or interiors on their own — handed over cleanly to your builder or design-build partner.
Best for
Teams with a builder already on board
03
Advisory
Owner’s representative, due diligence and peer review for projects designed by others.
Best for
Investors, lenders and in-house teams
Questions clients
ask first.
Can’t find yours? Write to a principal — we answer every question within one business day.
01
When should we bring you in?
As early as you can — ideally before you sign for the land or the lease. Pre-development costs a fraction of the project and protects most of its value.
02
Do you work outside Québec and Ontario?
Yes. Most of our buildings are in Québec and Ontario, but we deliver across Canada with local partners for permits and site visits.
03
How do you price your fees?
As a fixed fee per phase, agreed before work starts. If the scope changes, we price the change and wait for your approval before drawing it.
04
Can you work with our builder or a design-build team?
Often. We can lead the team, join a design-build partner, or review the design as your owner’s representative.
05
Who will we actually work with?
A principal leads your project from the first meeting to handover, with the same project architect throughout.
